Wanson Developments Ltd., has been a multi-family developer in the Lower Mainland since 1996. We pride ourselves and are fully dedicated to building innovated and livable homes that are of great value for our customers and stakeholders.

 

Over the past few years, Wanson has experienced considerable growth and is now positioned to launch approximately 700 multi-family homes over the next five years. We are seeking a full-time employee as an experienced Development Manager. The successful candidate will possess strong design, organizational and managerial skills. A big portion of this job will be in successfully pushing through the Rezoning, DP and BP process. This means having a proven track record in championing the approval process and having the basic personality that can lead the project management process successfully. This person will be detail-oriented and have a driven work ethic. Most importantly, we are looking for candidate who is passionate about the development industry.

Key Responsibilities

 

Reporting to the Vice-President of Development, the Development Manager will be responsible for successfully managing specific projects and collaborating with internal and external business partners. As Development Manager, you will be counted on:

    • To juggle up to four projects at any given time;
    • To collaborate, create and plan with inspired professionals that are committed to building livable and thriving communities;
    • To work with our Assistant Development Manager and liaise with Wanson’s Director of Finance and in-house Construction Manager;
    • To identify value engineering options and innovative solutions to meet budgetary concerns;
    • To apply knowledge of local building codes and bylaws, sustainability principles and development processes; and
    • To bring your creative skills to improving the building spec, unit plans and the aesthetics of the building elevations and landscape plans.

 

  • Other responsibilities include but are not limited to:
    • Conducting site feasibilities analysis and due diligence on lands prior to their contract subject removal date;
    • Managing all development aspects of specific project as assigned;
    • Preparing and updating project performances regularly to ensure accurate budget reporting;
    • Managing consultant budgets, municipal fee schedules and civil servicing scopes;
    • Selecting, engaging and managing all consultants through the development approvals as well as through the construction process to occupancy permit;
    • Securing approvals and entitlements, including all servicing agreements and right aways;
    • Managing development schedules to achieve timely municipal approvals;
    • Liaising with construction, sales and marketing teams to ensure proactive collaboration and communication; and
    • Maintaining a thorough knowledge of building and planning initiatives and fostering positive relationships with Municipal Staff.


Requirements

 

  • Bachelor’s Degree in Commerce, Urban Economic, City Planning or Architecture;
  • Minimum of 5 years urban planning, development and project management experience in the private sector, preferably in Metro Vancouver at the Development Management level;
  • Strong computer skills including Microsoft Office, especially Excel;
  • Previous experience using MS Project, Bluebeam and AutoCAD or Sketch Up will be considered an asset.Strong leadership skills to motivate and assist the construction team once Building Permits are issued;
  • Familiar with development and contract administration budgets;
  • Awareness and knowledge in the latest Step Code requirements;
  • Strong verbal, written and organizational skills;
  • Good design sensitivity and ability to use Sketch Up and/or Blue Beam Revu to mark up drawings and unit plans.
  • Established network of contacts within the municipal, consultant and development industry and a commitment to continue fostering those relationships;
  • Excellent organizational, time management and prioritization skills including the ability to multi-task with competing project tasks;
  • Excellent understanding of business professionalism and the ability to work effectively under pressure within a fast-pasted team environment;
  • Effective verbal and written communication skills are required, along with demonstrable success in leading project teams to a common goal; and
  • Excellent problem-solving skills and ability to balance multiple perspectives with a positive attitude and a desire to help others.
